Buying Property on Vancouver Island

I understand from personal experience, that the purchase of a property is probably the largest financial transaction in our lives. I know that I owe my clients diligence, attention to detail and an open mind to find the perfect property for you.

  1. That as a buyer, putting a Realtor® to work for you, does in most cases not cost you anything? In almost all cases the Seller will pay the Realtor® commission. 
  2. That as a Realtor® I owe my client Loyalty: I must put your interests first, even before my own.  
  3. That I must avoid conflicts of interest: I must avoid any situation that would affect my duty to act in your best interests.
  4. That I must fully disclose relevant information: I must give you all the facts I know that might affect your decisions.
  5. Protect your confidentiality: I must not reveal your private information without your permission, such as: 
    • your reasons for buying/selling/leasing/renting 
    • the minimum/maximum price you are seeking 
    • any preferred terms and conditions you may want to include in a contract.

  1. It is paramount for me to get to know you and to understand your motivation to purchase property on Vancouver Island:

    - Are you looking to finance the purchase? 
    - Where on Vancouver Island are you looking to buy and what lifestyle are looking for? 
    - Are you looking for a brand new development or maybe a charming character home from 1910?
     
  2. As soon as I know your criteria I will start my property search for you.

  3. Besides of using the MLS, I will share your property criteria with my network across Vancouver Island. Sometimes it is possible to to view a property bevor it hits the open market.

  4. I will organize all showings, if you are not able to be physically present on Vancouver Island then I will organize a walk-through showing via Video-chat (using either Skype, WhatsApp, Facebook Messenger etc.) so that you can view the home from the comfort of your home.
     
  5. I recommend to my clients to make a home inspection subject to all contracts of purchase and sale and I will only submit an offer without home inspection clause if my client has instructed me to do so in writing.
